    So your home is built on a concrete slab…

    Many homeowners and business owners mistakenly believe that because their home or business is constructed entirely on a concrete slab they don’t need to worry about a possible termite infestation. Nothing could be further from the truth. The walls, door/window casings and studs are all constructed of wood. Plain and simple, termites eat wood.

    It is accurate that termites cannot access structural wood within slab homes as long as concrete slab foundations are completely free of cracks and crevices. Unfortunately, in most cases, cracks quickly begin to take form on concrete slabs shortly after construction. It’s the nature of the beast.

    We regularly get calls from contractors and homeowners who are renovating and are shocked to find a termite infestation. Sometimes a significant one.

    Soil pipes can be another point of issue. Concrete shrinks and retracts around plumbing and electrical points of entry, and this is another possible site of infestation. Large slabs have multiple expansion joints built into the slab to help prevent cracking. It doesn’t matter what type of flooring you have over that slab. If there is a break in the chemical barrier, you have the potential for a termite infestation.

    Watch for the following signs of possible termite activity:

    1. Discolored drywall
    2. Peeling paint that resembles water damage
    3. Wood that sounds hollow when tapped
    4. Small, pinpoint holes in drywall (or wallpaper, paneling, etc)
    5. Buckling wooden or laminate flooring
    6. Loose floor tiles
    The best option is to have a competent pest management company treat the soil beneath the slab prior to concrete being poured, as well as the exterior foundation wall after the final grade, AND to maintain the termite warranty on the structure. Yearly visual inspections of the interior and exterior walls are a must to ensure that treatment has been effective.
